On Jan. 1, 2022, a new law came into effect that allows municipalities to impose residential rental bans. The municipality of Eindhoven has taken advantage of this possibility. This means that as of April 1, buyout protection applies in parts of Eindhoven.
A buyer of a property may then rent out that property only if they have obtained a permit from the municipality to do so. The conditions under which that permit is granted are very limited. On the basis of a checklist of the Municipality of Eindhoven, you can find out if you need a permit.
When does the buyout protection in the municipality of Eindhoven apply ? At least in the following cases:
- the property is located in areas designated by the municipality of Eindhoven -> scope of buyout protection Eindhoven.
- the property has a WOZ value lower than € 350,000. You can check whether this is the case at the WOZ value desk
An amount of €355,000 will apply for the valuation as of January 1, 2023. This is then equal to the cost limit of the National Mortgage Guarantee (NHG) for the calendar year 2022.
Other conditions apply, as well as exceptions. We recommend that you check the checklist set up by the Municipality of Eindhoven should be carefully reviewed. Violation of the regulation results in large fines and further enforcement.
